Does it cost anything to get an offer?

How do you decide what to offer?

We look at recent comparable sales in the same county, legal and physical access, zoning and permitted use, topography and flood designation, utility availability, taxes owed, and title condition. Our offer reflects those factors plus the costs and risk we absorb by buying quickly with our own funds and no contingencies.

Will your offer match what an agent could get?

Accepted Answer

Usually not, and we will not pretend otherwise. A listed sale may bring a higher gross price over a longer period, minus commissions, carrying costs, and the risk that no buyer appears. Our offer trades some price for speed and certainty. If time is not a concern for you, listing may be the better route.

How long does the whole process take?

Accepted Answer

Most owners receive an offer within one to three business days. After a signed agreement, closings typically complete in 14 to 30 days depending on the title company and the county. If you need more time, we can schedule the closing around you.

Question 5

Can you buy land with back taxes, liens, or title problems?

Accepted Answer

Often, yes. Delinquent property taxes and most recorded liens can be paid off at closing from the sale proceeds. More complicated matters, such as a missing heir or a broken chain of title, may require extra time or a probate step. Tell us what you know and we will be straight with you about whether it is solvable.

What about inherited property or multiple owners?

We buy inherited and co-owned parcels regularly. All owners of record will need to sign, and if the estate has not been probated, the title company will tell us what is required in that state. We can coordinate signing across different locations.

Do I have to visit the property or attend closing in person?

Accepted Answer

No. We do not need you to be on site, and most closings can be completed remotely with a mobile notary or by mail. Some states or title companies require in-person or remote online notarization, which the closing agent will arrange.

Are you a real estate agent or broker?

Accepted Answer

No. Merit Land Company is a principal buyer. We do not list property, represent buyers or sellers, or collect a commission. We are also not a law firm or tax advisor — please consult your own professionals about legal and tax consequences of a sale.

Will you text or call me repeatedly?

Accepted Answer

No. Submitting our form does not enroll you in text message marketing — we contact you about your property by phone or email only. We do not send recurring text messages.

What do you do with my information?
